COASTAL BY DESIGN:The Coastal Brief | Q3 2026

Keeping you informed on the market we call home.

The Monterey Peninsula real estate market gained momentum in 2026. But the numbers only tell part of the story. Here are three trends I'm watching across our local market and what they may mean for buyers and sellers.

01 | Luxury Real Estate Is Making Headlines

Pebble Beach recorded a $31 million closing, the first on-MLS sale above $20 million since 2022. Carmel-by-the-Sea also surpassed $100 million in quarterly sales volume.

While these high-profile sales capture attention, they are only one part of a diverse market. Understanding demand at the right price point and within the right neighborhood is what matters most when making a real estate decision.

02 | More Inventory, Continued Competition

A total of 466 new listings came to market during the quarter, giving buyers more options than we've seen in some time. Even with that added inventory, average days on market fell from 64 to 55. In Seaside, 60% of homes sold at or above asking price. The takeaway? More inventory doesn't automatically mean less competition. Thoughtful pricing, strong presentation, and strategic timing continue to make a difference.

03 | The Local Market Is Never One-Size-Fits-All

Monterey, Pacific Grove, and Marina each experienced their busiest quarter in years. Across the Peninsula, however, individual communities and price points continue to tell different stories.

A market-wide average can be helpful, but it cannot replace a neighborhood-specific analysis. Whether you're considering buying, selling, or simply curious about the value of your home, understanding your own micro-market is essential.

I share these updates because I genuinely love this market and believe that staying informed helps you make more confident real estate decisions — whether a move is on the horizon or you're simply keeping an eye on your investment.

If you have questions about what these trends mean for your home, your neighborhood, or your future plans, I'd love to connect. And if someone in your circle could benefit from a little local market insight, I'm always happy to be a resource.

All my best,

Elise Cricchio
