Monterey Peninsula Real Estate: 2025 Year in Review & Q4 Market Insights

As winter settles over the Monterey Peninsula, life naturally slows in the best way—crisp coastal mornings, golden Pacific sunsets, and a rhythm that reminds us why this region is such a special place to call home. That lifestyle continues to be a powerful draw for buyers near and far, even as the real estate market adjusts and evolves.



Looking back, 2025 proved to be a steady and encouraging year for local real estate. Buyer demand remained consistent, pricing showed resilience, and overall market activity continued to reflect the long-term desirability of the Peninsula—one of California’s most sought-after coastal regions.


Across the Monterey Peninsula, total sales volume finished just above $2 billion, marking the first time the market has surpassed that milestone since 2022. This growth was driven by a 6% increase in total home sales (58 more transactions than in 2024), while the average sales price dipped slightly by 4%—a shift that created opportunities for well-positioned buyers without signaling weakness in the market.


Momentum has carried into the new year as well. Thanks in part to a mild winter, buyer activity has remained steady, with homes continuing to tour and go into contract. Since the start of the year, 79 homes have gone into escrow totaling $184 million in volume, including a notable $29M sale in Pebble Beach. This compares to 69 homes and $110 million in volume during the same period last year—an encouraging sign as we move further into 2026.
